Our client is a London based subletting agent with a portfolio of around 50 properties ranging between £1m and £10m. The business currently provides part-serviced and fully maintained accommodation to 300 residents in SW London.
An opportunity now exists for a Property Acqusitions Manager to join this expanding business on a full time and permanent basis. The role will focous on assisting with the expansion of the company’s portfolio of properties through property acquisition across London. This is an important role in rapidly growing and highly successful company that is pioneering and successfully providing a new concept in the property management and lettings market. The prospects for progression are exciting and considerable for the right candidate.
Role & Responsibilities
PROPERTY SOURCING & VIEWINGS
Daily Property Survey
Liaise with Letting Agents re property suitability and availability
Establish and develop relationships with local branch Letting Managers
Schedule appointments and attend property viewings
Liaise with internal viewing staff re all property viewings and viewing allocations
Conduct research into property ownership and availability
Keep up-to-date record of all Letting agents and correspondence with agents
Compile and keep detailed record of all prospective properties and Landlords
PROPERTY SIGNING & SETUP
Letting Agent Liaison (once company tenancy secured)
Liaise with agent re company tenancy expectations
Confirm offers and terms with Letting Agent via email
Ensure company marketing info to agents is updated as required
Oversee signing of tenancy agreements with landlords
Landlord Liaison (as required)
Arrange initial meeting with Landlord as required
Liaise with with colleagues regarding periodic Landlord visits to property as required
Liaise with Landlords re proposed large works
Liaise with Landlords re essential property maintenance
Liaise with Landlord re tenancy renewals
Maintenance Liaison | Essential Tasks
Forward property walk-round and photos to LLMT
Liaise with maintenance team ref: furniture orders – bed frames, matts, f/s furniture, curtains, tracks
Liaise with maintenance team ref: dates for furniture installation
Liaise with maintenance team ref: extent and dates of decoration
Maintenance Liaison | Property Specific Works
Liaise with the maintnence team ref: schedule for proposed works
HMO REQUIREMENTS
HMO legislation
Research current legislation relative to each borough
Cultivate contacts with respective HMO Teams
Ensure all company properties are in line with HMO obligations
Maintain awareness of all changes in HMO legislation
HMO requirements and communications
Provide explanations to Letting Agents re HMO requirements
CONDUCTING LICENSEE VIEWINGS
Licensee Viewings
Conducting daily prospective licensee viewings as required – usually 5pm to 7pm
To work / be on call one in 3 weekends for check-in and check outs
Requireed Skills & Experience
Previous experinece working within the property sector
Highly organised and extremely personable
Educated to graduat level
Have previous experience operating in environments that require multi-tasking and careful attention to detail
Be a clear and able communicator and be able to sell company’s unique concept convincingly to Letting Agents and Landlords
Salary & Benefits
£25,000 + Bonus (OTE of £34,000) plus benefits.
